The two deadlines people miss

The renewal window on gas safety. An annual check done in the two months before expiry keeps the original expiry date, so you don't lose the time you paid for. Renew early outside that window and the clock resets from the new inspection, quietly costing you weeks each year.

Deposit protection is 30 days, and the prescribed information is part of it. Protecting the money but failing to serve the prescribed information within the deadline is the single most common own-goal — it exposes a landlord to a penalty of one to three times the deposit and can block possession until it's remedied.

What this tool is not

It's a date calculator with the standard duties encoded, not legal advice, and not a substitute for checking the current rules. Landlord law changes often and differs by nation — Scotland and Wales in particular run materially different regimes. Verify anything consequential against gov.uk, mygov.scot or Rent Smart Wales before acting on it.

It also can't tell you whether the certificate in your drawer actually matches the property, was issued by a registered engineer, or recorded a pass. A date is not compliance; evidence is.
